Smellybrook Farm For Sale

This is the Smellybrook Farm homestead. It's located in Bennington Vermont, right next door to a dairy farm. There is a brook that runs under the driveway and when you're near it, you can notice the farm smell, hence the tongue in cheek name "smellybrookfarm". (It really isn't that noticeable!)

The house is located on 2 acres. It's in the country but still only 3 miles from downtown, and 3/10 of a mile off of US Rt7. It's 2 1/2 hours from Boston, 3 1/2 hours from NYC, 1 hour from Albany New York, 3 hours from Burlington Vermont, 1 hour from the ski areas, 30 minutes to Williamstown Mass, and the Berkshires including North Adams, one of the most up and coming areas for the film industry.

The house is a Cape Cod style home with most of the living space occupying the first floor. The house has approximately 1400 square ft. It has 2 fireplaces (one in the basement), oil heat, 3 bedrooms, kitchen, living/dining room (great room). It has one full bath and is plumbed for another one on the second floor. There are about 1200 sqft on the first floor and all the rooms but one are located on it. There is one bedroom on the second floor, and a framed room that could be a possible fourth bedroom, but a dormer would need to be added. The house was built in 1976 and is on a very private 2 acres.

The yard has a fenced in raised bed vegetable garden (to keep critters out). But if you don't garden the fenced area would be a great area for dogs or a play area for small kids. There are several perennial gardens with bulbs (daffodils, tulips, irises, lilies), Peonies that are as old as the house and many flowering shrubs including French lilacs, roses, Korean Spice Verbena, Rose of Sharon, Trumpet vine, rhododendron,Spirea,Forcythnia and Hydrangea.

It's a bird watchers paradise. You'll see tons of ruby throated hummingbirds, Pileated woodpeckers plus all of the other common wood peckers. You'll see cardinals, tanagers, redwing blackbirds, eastern bluebirds, indigo buntings, hawks, owls, nuthatches, chickadees, Jays, orioles, grosbeaks, waxwings and even the great blue heron!

The house is in the Monument School district, thought to be the most desirable school district in Bennington by most. There are apple orchards a mile up the road, and neighbors include Spring ledge Dairy Farm. (Couldn't ask for a better neighbor!) We've seen deer, ground hogs, fox, possum, raccoons, coyote, and the  occasional stray dairy cow in our yard.

We added a deck and sliding glass doors off of the dining room, and we keep the grill there and grill year round. The house also has a two car attached garage with electronic opener. We have a riding lawn mower and Chevy S-10 pick-up truck with snow plow (a necessity in the winter) that are also available to buy. All the appliances are included which are stove, fridge, dishwasher, washer & dryer. All of the kitchen appliances are newer. The front has a brick walk and small patio.
